An application was filed for 170 townhomes at the entrance of a dead-end street leading to 310 single-family homes and the popular McDaniel Road.

The proposed development is not appropriate for this area which is made up of detached single-family homes but most importantly this entrance cannot absorb the additional traffic that these townhomes will bring to McDaniel Road and the already saturated SR120/Duluth Highway.

Tired of the traffic on Duluth Highway and the high number of accidents at this entrance (McDaniel Road & Duluth Highway)? Our neighbors, McDaniel Farm Park visitors and anyone commuting on Duluth Highway will greatly suffer the impact of this development.

Dear Commissioner:

I strongly oppose rezoning Case # REZ2025-00025 and Zoning Case # ZON2025-00052 for townhomes on McDaniel Road and Duluth Highway 120.

Traffic safety is the pivotal concern.

Traffic fails with the worst possible score during peak hours: SR 120 operates at level of service (LOS) E or F.

McDaniel Road is a dead-end road servicing 309 homes and the popular McDaniel Farm Park.

The proposed townhomes trips will be added directly to the failing intersection of SR 120 at McDaniel Road, an intersection with high delays, high incidence of crashes, heavy volumes, and traffic congestion. There are no plans to widen SR120.

There were 28 documented crashes at this intersection between January-October 2025 as documented by Gwinnett County Police Department. There are multiple fender benders that do not get reported to the police.

The proposed development is not appropriate for this predominantly single-family, low-density area and does not conform to the 2040 Unified Plan. I respectfully request that you deny Case # REZ2025-00025 and ZON2025-00052.
